Apartment price growth remains on a strong upward trend

The July 2026 value of the “Ober-Haus” Lithuanian Apartment Price Index (OHBI), which tracks apartment price changes in the five largest cities in Lithuania – Vilnius, Kaunas, Klaipėda, Šiauliai and Panevėžys – increased by 1.1%. Over the past 12 months, the overall apartment price level in Lithuania’s major cities rose by 12.9% (annual growth stood at 12.5% in June 2026).

In July 2026, apartment sale prices in Vilnius, Kaunas, Klaipėda, Šiauliai and Panevėžys increased by 0.9%, 1.0%, 1.6%, 1.8% and 1.2%, respectively. The average price per square metre reached €3,120 (+€28/m²), €2,253 (+€23/m²), €2,032 (+€32/m²), €1,415 (+€26/m²) and €1,375 (+€16/m²), respectively.

Over the year (July 2026 compared with July 2025), apartment prices increased in all of Lithuania’s major cities: by 12.2% in Vilnius, 15.0% in Kaunas, 11.2% in Klaipėda, 16.4% in Šiauliai and 15.2% in Panevėžys.

“The latest figures confirm that housing price growth is showing no signs of slowing. Market conditions remain highly supportive of further price growth this year. Strong economic growth and rising household incomes continue to underpin high levels of housing market activity, while positive market performance is reinforcing sellers’ confidence. Expectations have also been boosted by the second-pillar pension reform and changes to the Responsible Lending Regulations, which have partly offset the continued deterioration in housing affordability.

At the same time, rapidly rising prices are making the market increasingly challenging for lower-income households looking for more affordable homes in the major cities. This is the segment where we continue to see the strongest price growth,” says Raimondas Reginis, Head of Market Research for the Baltic States at “Ober-Haus”.
