1. Kas yra turto valdymo paslauga?

Turto valdymas arba būsto administravimas – tai nekilnojamojo turto priežiūros funkcijų perdavimas trečiajai šaliai, šiuo atveju „Ober-Haus“.

2. Kokį turtą prižiūrite?

Valdome visų tipų gyvenamąjį turtą: butus, namus, kotedžus ir kitus statinius, užtikriname sklandų nuomos administravimo procesą visiems turto savininkams – tiek juridiniams, tiek privatiems asmenims.

3. Kuriuose Lietuvos miestuose teikiate paslaugas?

Turto valdymo paslaugas teikiame Vilniuje, Kaune ir Klaipėdoje.

4. Kiek kainuoja turto valdymo paslauga?

Turto valdymo paslauga yra apmokestinama kas mėnesį, o mokėtina suma priklauso nuo nuomos dydžio.

5. Kaip aš žinosiu, kad komunaliniai mokesčiai yra sumokėti?

Tiekėjų savitarnos svetainėse turėsite galimybę pasitikrinti dominančią informaciją.

6. Ką daryti, jei buto nuomininkas išsikraustys?

Išsikraustant buto ar namo nuomininkui atliksime inventorizaciją. Ji vykdoma atsižvelgiant pagal nuomos sutarties sudarytą priedą „Priėmimo-Perdavimo“ aktą ir jame nurodytos įrangos sąrašą (už sąrašo sudarymą ir Patalpų perdavimą prieš įsikeliant nuomininkui yra atsakingas sutartį ruošiantis atstovas (NT brokeris, savininkas ir kt.)). Taip pat pasirūpinsime naujo nuomininko paieškomis.

7. Kuriam laikotarpiui pasirašoma sutartis?

Turto valdymo sutartis yra neterminuota.

8. Ar administruojate trumpalaikę nuomą?

Teikiame tik ilgalaikės (min. nuo 12 mėn. trukmės) nuomos administravimo paslaugas.

9. Ką daryti, jeigu nuomininkas sulaužo baldą ar sugadina bute esančią techniką ir pan.?

Vadovaujamasi „Patalpų nuomos sutarties“ sąlygomis, joje privalo būti nurodytas nuostolių kompensavimo mechanizmas, aprašytos atsakomybė ir sankcijos, kurias prisiima sutarties Šalys.

10. Ką daryti, jeigu nuomininkas laiku neatsiskaito už nuomos paslaugas?

Jeigu vyksta vėlavimai už nuomos mokesčio, komunalinių ir kt. paslaugų atsiskaitymus, tuomet nuomininkui „Ober-Haus“ atstovas įteikia raginimus, pretenzijas ar panašaus pobūdžio dokumentus. Jeigu į juos neatsižvelgiama, tuomet toliau vadovaujamasi sankcijomis nurodytomis „Patalpų nuomos sutartyje“, teisės aktais ir procedūromis.
