February has been a bit quieter in the housing market, but prices continue to rise

The Ober-Haus Lithuanian apartment price index (OHBI), which follows changes in apartment sale prices in the five biggest Lithuanian cities (Vilnius, Kaunas, Klaipėda, Šiauliai and Panevėžys) increased by 0.8% in February 2026. The annual apartment price growth in the biggest cities of Lithuania was 12.5% (a 12.0% increase was recorded in January 2025).
In February 2026 apartment prices in Vilnius, Kaunas, Klaipėda, Šiauliai and Panevėžys increased by 0.8%, 1.2%, 0.6%, 0.3% and 0.8%, respectively, with the average price per square meter reaching EUR 2.986 (+25 EUR/sqm), EUR 2,126 (+25 EUR/sqm), EUR 1,938 (+12 EUR/sqm), EUR 1,304 (+4 EUR/sqm) and EUR 1,268 (+10 EUR/sqm).
In the past 12 months, the prices of apartments increased in all the biggest cities in the country: 11.8 % in Vilnius, 16.7% in Kaunas, 10.5% in Klaipėda, 11.7% in Šiauliai and 10.5% in Panevėžys.
“Following an exceptionally active January and February this year, the country’s housing market saw a lull. According to data from the Center of Registers, nearly 2,700 apartments were purchased in Lithuania in February 2026, a 13% decrease compared to January of this year. This is also 6% fewer than were purchased in the same month of 2025. This is the first time since mid-2024 that fewer apartments were purchased than a year earlier.
Meanwhile, the pace of apartment price growth shows no signs of slowing down. In February of this year, the annual price change in the country’s major cities reached its highest level since June 2023, standing at 12.5%. Following an exceptionally strong 2025, sellers are poised to continue raising prices for homes on the market. And transactions at record prices indicate that current market conditions remain favorable for sellers. “As a result, housing prices continue to rise steadily in all major cities across the country and across various housing segments,” says Raimondas Reginis, Head of Market Research for the Baltic States at Ober-Haus.
