New residential development “Keturlapio skveras” completed in Didieji Gulbinai

A new residential development, “Keturlapio skveras”, has been completed in Didieji Gulbinai, Vilnius, next to Verkiai Regional Park and Lake Gulbinas. The project, located on Sėkmės Street, comprises 24 A++ energy-class semi-detached homes, with sales progressing actively.

The development features four- and five-bedroom, one- and two-storey homes ranging from 130 to 170 sq. m, set on plots of 6 to 9 ares. The homes are being sold with partial finishes, completed terraces and fully landscaped surroundings.

“Keturlapio skveras” has been designed as a cohesive, gated residential development. The site will be fenced, with controlled access, street lighting and a video surveillance system. The internal road ends in a cul-de-sac, ensuring that there is no through traffic within the development.

Residents will also have access to an 18-are recreational park featuring illuminated pathways, a children’s playground and a landscaped leisure area.

Focus on materials and engineering solutions

The facades feature Wienerberger clinker bricks, Brolis Timber thermowood and textured render. Each home is fitted with large Reynaers aluminium-framed windows with triple-glazed units and sliding systems. Daikin air-to-water heat pumps are used for heating and hot water production.

The A++ energy-class homes have been designed to create distinctive, spacious living environments, with ceiling heights of 2.8–3.45 metres, panoramic windows and private courtyards with thermowood terraces, providing plenty of space for the whole family and guests to enjoy time outdoors. The plots are enclosed with comb-style fencing, while the entire development has been carefully landscaped. Internal streets are illuminated, mature trees have been planted in the courtyards, and a cosy communal park is being created for residents.

The project was designed by architects Vidmantas Kančiauskas and Vilius Bružas of Ponama. The developer is Alpha Asset Management, the project manager is CRB Partners, and the general contractor is NTX. Ober-Haus is responsible for the sales of homes at “Keturlapio skveras”.
